39 – 45 Grays Inn Road, London, 15 Luxury Apartments & The Co-Operative Food store, completed October 2015

The basis of our works package on this project comprised of the following;

  • Sand and cement floor screed, including associated sound deadening insulation and dpm’s. This was a testing process due to site logistics.
  • MF suspended ceiling grid lined with insulation backed soffite board.
  • Metal stud partitioning, including segregating party walls. Our obligations also included all necessary fire and sound proofing.
  • SFS metal facades, plasterboard lining and polythene VCL to external walls.
  • MF suspended plasterboard ceilings. The ceilings to the flats were extremely high spec in order to achieve flawless acoustic and thermal performance.
  • Tape and joint finish throughout.

A long standing and highly valued client of ours offered us the opportunity to undertake a large scale project in Central London for the first time in our history. Through working with their experienced site team and ensuring we placed highly skilled and knowledgeable labour and management on this project, we managed to deliver an immaculate looking and timely end product. The final value of the project was £730,000. Armed with the knowledge and experience this project has gifted to us, we have since priced and worked more and more in Central London.

Due to the amount of traffic passing by this site and the sheer lack of space for storage, most operations were more difficult to organise and took significantly longer to execute. Through thorough organisation, dedicated suppliers and hard work, we managed to avoid any major mishaps along the way.

The existing building was stripped back to a shell, which was fitted out to form a block of exclusive flats. Prior to the works on the flats, we had to complete the pre lining of ceilings and walls in The Co-Operative Food store. The target finish date could not be altered and through short term, weekly programmes and targets, along with extended working hours and some extremely understanding suppliers we were able to achieve the demanding programme put before us.

We walked away from the project with great pride and have since started work on a further Central London project for the same client, with further contracts already in place.
